NC Yurt Home For Sale

BEAUTIFUL NORTH CAROLINA YURT HOME FOR SALE

We are selling our non-traditional, very unique yurt home! Located on 2 acres of wooded land (mix of pine and deciduous trees) in the foothill mountains of North Carolina, this small piece of forest paradise is a lovely place to be! The yurt was built in 2009-2010, with first occupancy in February, 2010. It was built to meet North Carolina state and Burke County building codes as a fully residential structure and is classified at the tax office as a “dwelling and bathhouse.” The home will be sold moderately furnished and has a total of approximately 900 square feet of living space, plus an additional approximately 500 square feet of uncovered and covered deck space. However, it feels a lot bigger than it sounds! Anyone familiar with “living in the round” knows that these spaces create the feel and illusion of a much bigger area than the math shows us on paper. There is also a fairly roomy underground structure that can be used for a storage shed, root cellar, or other purpose.

The house is completely wired for electricity, plumbing to the bathroom yurt and kitchen with water supplied by well, and is set up for phone and DSL high-speed internet through the local phone company. It is not set-up for cable TV, and this is not yet available through local providers in our area, but many houses in the neighborhood have dish network or other satellite TV option.

The main house was constructed to provide pie-shaped quadrant living. One quarter is designated as the bedroom, with a loft built over it than can be used as additional sleeping area, sitting area, or storage. One quarter is the living area and where the primary heating (electric fireplace) and cooling (free-standing air conditioning) units are placed. It is possible to modify this yurt to accommodate a wood-burning fireplace and chimney, and we can provide information on how to do so if desired. The third quarter is the kitchen, including refrigerator, electric stove, and dishwasher, and IKEA free-standing Varde-series cabinets. The fourth quadrant is a open-purpose room, and can be used as a child’s bedroom, office or study, for example. Neither the bedroom or the small room have doors, but the structure permits this addition if desired. There are shelves installed between many of the wall studs, but these can be removed easily enough if desired. The floor in the main yurt is currently plywood subfloor panels, painted, and works well with rugs.

The smaller yurt structure is the “bath house,” and includes a tiled shower with bench, a deep jacuzzi soaker tub, water-saving toilet, beautiful colored glass sink, and utility area with washer/dryer and utility sink. The internal privacy door has also been constructed to include built-in shelves for bathroom materials! The floor in the bath house is large vinyl tile, which is easily replaceable but wears well.

Both yurts have thick layers of rigid foam board insulation as panels in the walls and between the roof rafters. The roof panels are removable, which would create a depth to the ceiling that is very pleasant, but this may not be recommended since they do provide energy savings for heating and cooling. If you don’t like the bright silver, painting or covering with cloth might be a nice look. Wall heights are about 6 feet at the perimeter, but the roofs have a good pitch and ceilings are high in the middle (13 feet in the center of the large yurt), opening up to beautiful dome skylights that open slightly for air circulation. There is a ceiling fan installed in each yurt as well. The main yurt has three access doors, but the back door is not used as an access and has a fence barrier installed across the doorway for safety, acting primarily as a “balcony” during warm weather. The small yurt has one main access door and also one door frame that has been blocked in, with further building additions in mind to connect there in the future. Each yurt has a crawlspace underneath for access to plumbing and electric, and may also be used for non-air-controlled storage. The deck has both stair access and sloped ramp access to the small back-yard, which is fenced in and suitable for keeping pets or children happily contained. The large sloped yard in front of the house is a septic field and cannot be built on or driven over, but provides room to play, garden, or watch the deer and wild turkey that occasionally wander across it. The well house is a short distance up the hill and contains the well pump and water filters as well as some storage space for filtration supplies. The house is located toward the top of the property, and the acreage extends beyond the tree line to include some old logging road patches that can be useful flat areas for additional structures or any other ideas you may have!

The property is located outside of the city limits of Valdese, North Carolina, in beautiful Burke County. Web GIS information on the property can be found here: http://arcgis.webgis.net/nc/Burke/default.asp?op=id&id=1%7Cparcels%7Crecn1%7C47789  Valdese is located on Interstate-40, between the town of Morganton and the city of Hickory, and we are also centrally located between the more well known areas of Asheville, Charlotte, and Boone, all at about an hour’s drive away. There is a 2 mile paved and dirt road to access the property which is maintained by the community up until the start of the 1/4-mile driveway access to the property, which is the responsibility of the owner. All delivery vehicles and emergency vehicles can access, but the atmosphere provides quiet privacy in a beautiful and natural rural environment. There are 1600 acres of undeveloped land behind the property, and only two neighbors within shouting distance.
